Minor Hotels to Bring Ampersand Beach House to Dubai Islands

Minor Hotels is expanding its luxury and lifestyle portfolio in the UAE with the signing of Ampersand Beach House, a new 111-key boutique hotel set to open on Dubai Islands in late 2029.

The property will operate under Minor Hotels’ Colbert Collection, marking the first purpose-built hotel developed for the collection and its debut on Dubai Islands.

The project will bring the Ampersand concept from London to Dubai, following more than a decade of operation for the Ampersand Hotel in the British capital. The new beachfront property is expected to combine the brand’s established character with a more relaxed coastal approach, focusing on contemporary design, personalised service and a barefoot luxury experience.

Located within Dubai Islands, one of the emirate’s major waterfront developments, Ampersand Beach House will feature 111 guestrooms and suites, including signature pool terrace suites. The hotel is also planned to include destination dining outlets, rooftop leisure facilities, wellness spaces and social areas designed for both visitors and Dubai residents.

A specialist team has been appointed to deliver the project’s design and development vision. NOUMA is leading project management, while MIMAR serves as the lead design consultant for architecture and engineering. Interior design is being handled by Sundukovy Sisters Design Studio, known for its work across the hospitality and food and beverage sectors.

The new signing comes as Dubai continues to strengthen its position as a global luxury hospitality destination, with growing demand for smaller, design-led properties offering personalised and experience-focused stays.

The project will also contribute to the expansion of the Colbert Collection in the UAE. Dukes The Palm Dubai Hotel is scheduled to join the collection later this year following a major renovation and repositioning programme. Its addition will establish the collection’s presence in Dubai ahead of the planned opening of Ampersand Beach House in 2029.

With Dubai Islands undergoing extensive development across hospitality, residential and leisure sectors, the new hotel is expected to benefit from the area’s growing appeal as a waterfront destination while supporting Minor Hotels’ broader expansion strategy in the Middle East.
